The roof garden provides a growing zone free of deer and other garden pests, the cantilevered section is a hurricane drain with two scuppers for normal rain collection by the rain garden system

The passage from the garage to the house, wood ceilings and much of the pine trim was purchased directly from the local sawmill. In the back ground curved, cast-concrete retaining walls sit on a rain garden footing designed to collect and hold run-off and storm water on site

The first floor great room has ten foot ceilings and very deep window sills created by the twelve inch framing. Radiant heat pipes under the tile floor add what little heat is needed with assistance from the solar panels on the roof.

The brick tile floor of the roof garden is laid on a two ply fiber cement substrate that is flashed into the weep screed with galvanized flashings and hovers 1/2" above a rubber roof that wraps up the wall behind the galvanized flashings and house wrap

Energy efficiency needs not be in conflict with luxury, the free standing bath tub is filled with solar hot water leading the home owners to feel that they are "bathing in sunshine."

We set the ICFs on the footings, notched on the inside to accept the slab, and brace the perimeter with 1x6's set exactly level. After they are filled with concrete we trim the foam to level and bring in gravel fill, under slab insulation and vapor barrier, using the vapor barrier to create a slip sheet to prevent the slab from bonding to the walls.

Double stud walls, floor and roof system are framed off site where the cuts can be computer optimized and all the scrap is recycled into I-joists. From slab to dried-in is accomplished in about a week and a half.

After the Tyvek wrinkle wrap is taped to the clad windows and step flashings a double layer of 15 pound felt is applied to hold the stucco away from the wall. Light weight fiberglass "SpiderLath" is rolled down the wall and stapled every six inches each way through soft rubber gasket strips so every penetration is sealed and drained. Fiber cement trim around the windows and doors allows for future window maintenance without stucco repairs.

The tank room contains a 160 gallon SSTS rubberized drain back tank connected to the solar panels. Heat exchangers transfer heat from this reservoir to the 30 gallon domestic hot water tempering tank and to the radiant floor. The green Taco mixing valve on the right adjusts the temperature of the water in the slab to compensate for outdoor temperature. A natural gas condensing demand water heater makes up for solar short fall and vents through 3" PVC pipe.
